At the end of the tenancy we go back through the property with the original inventory, room by room, and record what has changed: damage, missing items, cleanliness and anything beyond fair wear and tear. Meter readings and keys returned are recorded too.
The report sets out the differences clearly so the landlord or agent can discuss deductions with the tenant, and gives the deposit scheme the evidence it needs if the deposit is disputed. We can carry out check-outs on inventories prepared by other providers.

Can you check out against another company's inventory?
Yes. Send us the original inventory and we will compare the property against it.
Do you decide what comes out of the deposit?
No. We record the condition and the differences independently. The landlord or agent decides on deductions with the tenant, and the deposit scheme rules on any dispute.
How soon after the tenant leaves should the check-out happen?
As soon as possible, ideally on the day the keys are returned, before any cleaning or repairs are done.
