Tenant check-in reports in Leeds
We meet the tenant, confirm the inventory with them, read the meters, test the alarms and hand over the keys.
The check-in is the moment the tenancy becomes real. We meet the tenant at the property, walk them through it with the inventory, note anything they point out, and record the meter readings and keys handed over.
Doing this with an independent clerk means the tenant has seen the condition being recorded, which makes the check-out far less likely to end in a dispute. It also takes the move-in day off the landlord's or agent's hands.

- Walkthrough of the property with the tenant

Check-in reports questions
Does the tenant need to be there for the check-in?
It is best if they are, so they can see the condition being recorded. If they cannot attend, we complete the check-in and the report is sent to them to review.
Can you do the inventory and check-in on the same day?
Yes, as long as the property is ready. Many landlords and agents book both together.
Why test the alarms at check-in?
Landlords in England must make sure smoke alarms, and carbon monoxide alarms where required, are working at the start of each new tenancy. We test them and record the result.
